Hey @Mark Wurtemberg, maybe the simplest answer to your question is this: I am still with DECA; three years in.

Is DECA perfect? No. Who, or which PM, is? Does DECA work for me? Yes, for the most part.

I think part of the reality and truth is we each have our own perspectives. From an owner perspective, no tenant will stay long enough, no tenant takes good enough care of the property, no tenant turn is fast enough, no expense is low enough. That said, some of the things I really like about DECA that work for me are:

I have the same point of contact for all things on all our properties. I have been talking to the same person for 3 years. They know me, I know them, they know our properties. I am always able to get a hold of someone when I need it, whether it is on the phone or email. I get responses pretty much immediately. They do everything for me agent, PM, rehab.
sometimes I feel like their communications to be could be a bit more frequent and timely, but I also want to be fair and recognize that I am on the extreme side of the range when it comes to replies and responsiveness, so my expectations are stupid high.

I rented from boatsetter and it was great. I actually ended up renting directly with the boat owner rather than through the site/platform. He and I both saved money that way. It was $600. This included supplies needed and gas. It was a 20+ year old jet boat. Not in mint condition, but nice enough. No issues with the engine. He met me at the dock in the morning, he had all the insurance set up, I signed my life away (haha) and we where off for 8 hours. He then picked up the boat at 5pm. It was great. It was a long holiday weekend. He was booked solid. $2400 in 4 days. Not bad for a depreciating asset. I have considered this myself. Though I would most likely rent through the platform like I do with my RV on Outdoorsy.

WOW!!!!! This is exactly what my wife, Erin, and I want to do. We are currently in Los Angels and WANT TO ESCAPE. I have dreams of building out a campground on a homestead. Most campsites would be off-grid, yet some with an extension cord available. Super simple. We would list on hipcamp.com. We stayed at this place and loved it: https://www.hipcamp.com/en-US/...

I bet you could run power underground from your property to the adjacent lot. (not sure if that is allowed) However, just having the space to rent out for RVers to come with their rigs, even off-grid, is a no-brainer, IMO. My wife and I would also build out tiny homes and offer them as AirBNBs. The homesteading would have chickens, ducks, goats, garden, solar, etc. etc. I currently have an RV available to rent out on www.outdoorsy.com/pro/markwurt... Business is great. 

I would love to connect and just dream together. Oh, and, we can get deeper into the money stuff too. I am a financial coach and I love learning abouts someone situation to then offer solutions and ideas.

@Reid Sealby I have been renting out our RV since 2018 on Outdoorsy, RVshare and RVezy. It has been rented over 100 times. Overall, it is great. There have been a few claims and damages over the years, just like any rental would incur. (Hmmm. maybe more so because the RV is traveling down the road. :) ) Yet it has more than paid for itself and my family gets to use it. I even lend out at no charge to friends/family and offer at fundraiser, such as, school auctions, etc. It is, however, a huge depreciating asset, unlike real estate. 

The sites mentioned above have calculators to estimate the potential income. I have seen that over the years more and more owners are renting out their RVs. So the renters have more options. Thus slowing down my business a bit. 

@Mike Smith is correct. The orientation does take time. And overall, this is work. Though I have enlisted my kids to assist with the process.

I have a 20 year loan on the RV. Longer terms are available as this is considered a second home. My down payment was just $6000. Supplies cost around $1000. So my ROI is nice.

I have done this for 4 years now. It is great. My RV has more than paid for itself. And we get to use it when we want. Just keep in mind it is a depreciating assist and to put money aside for large expenses. It cost me about $1000 to get all the supplies needed at the beginning (fresh water and sewer hoses, dishes, pots, pans, bedding, etc.) For more exposer, I list my RV on Outdoorsy, RVshare and RVezy. Once it gets booked on one of the sites I then block out on the other two.

Thank you for reaching out Ben. At this point I only have the one RV. My big concern is the depreciation. It is fast. 80,000 on the RV in 3 years. The van conversions are a big hit these days. I connected with a guy that now owns a fleet. His strategy is to purchase the Ram Promaster used for no more than $30,000. He then converts for about $20,000. (full solar, battery bank, water tanks, etc). He then rents out for 1 year, then sells for around $50,000, before the depreciation really tanks the price. Seems like a great strategy. I have seen Promasters for sale at Carmax. Get a loan so your cash is not drained to have available for conversion. I suggest you just pull the trigger. Good luck.
