WWBPD - What Would Bigger Pockets Do

Hello everyone, first post here. I may be able to search around in here for awhile and find some direction. I'm a bit busy with my small business and don't have much free time. So here it goes...and I'm hoping you all will share your wisdom!

Background: My husband and I own our primary residence. We have a line of credit for $13K and potentially a HELOC for $35K (not sure if we want to go ahead with it or wait to be able to get more out once our car payment is paid off in 3.5 years). Also not 100% sure if we can up the HELOC in the future and take the 35 now. We have 5.6 acres but my husband doesn't want to share our space, neither would our dogs. We live in southern Illinois close to fishing, hiking, rock climbing, wine trails, and golfing, all near Giant City State Park, Shawnee National Forest and Crab Orchard Wildlife Refuge. Lots of outdoorsy fun.

Strategy - I think: I've been really interested in starting a short term rental hustle with campers. That's the small scale version. I'm thinking about purchasing a $10K camper and updating it through the winter to be able to put it in an RV park. End goal is to have land and build out our own little short term community, with tiny homes, camper or both. There is a piece of land (4.5 acres) behind my house that is available for $37,900. It's currently farmland. There is a road but no driveway and utilities are not currently run to the site but it's close by.

My husband is not entrepreneurial but I've finally got him on board with real estate being a great path to FI. But I see that campers are not real estate, tiny homes are though :) I'm mentally stuck. Starting with a camper will give me a gentle start into short term rentals. I'm just not sure how to purchase the land but also pay for utilities to be brought to the property. I'm also super interested in off grid systems and would love to do that more so than going on grid. 

Can you provide me with any more things to consider or your thoughts on this idea? You won't hurt my feelings, I promise! Tell me the things!!!!

Hey @Dave Stokley, I have heard that some builders will do that. Might be a way for you @Erin Nunley to move forward if you find a builder you like who will do that.
