Update: Third payment was made right on time and sent directly to Equity Trust. And today, same for payment four.

I believe the original poster is confusing CITIZENSHIP was legal RESIDENCY. Please correct me if I'm wrong, but you should be able to refuse to rent to someone who is not legally authorized to be in the country.

@mirasol aninon I didn't think they were in Birmingham at all. Only Ohio. Mostly Columbus and Cleveland. Focusing on Cleveland/Akron now.

Hey! We live in the DFW TX area (Allen) and my son is starting college at ETBU in Marshall, about 3 hours away close to Shreveport, LA. We've been to Marshall a couple of times, including yesterday to help him move into his dorm. We have done a quick drive through of a couple of areas that might have decent investment opportunities. Yesterday, on our way back from lunch, we came across a duplex downtown that LOOKS like it could be an awesome deal. But I have no idea where to start. I looked it up in Realtor.com and found a bunch of pictures. It needs some TLC, no doubt. But the floors look fabulous and it doesn't look trashed out. The first thing I would want to do is have it inspected and have a contractor estimate repairs. I would also need rental comps. It looks like it could be a diamond in the rough in a good area. But I'm wondering why it's priced so low. It was listed low in May and recently dropped even lower. It's been on the market for over 100 days. Does anybody have contacts in the area that might be able to advise me on this?

@Marr R. Morris SUPPOSEDLY replaces the roof and all of the mechanicals so that you SHOULDN'T have any of those issues for many years. If you have to replace a water heater or furnace in 2-3-5 years it SHOULD still be under manufacturer's warranty. I will be verifying that this is the case before I buy.

Robert Kiyosaki says owning your primary residence is a bad investment. Actually a liability.
