Along the same lines, how much would it cost to build two rooms and a wash room (no kitchen) above the garage in San Jose - ~400 sq ft?  Thanks.

Hi Will, the units are independent - they have their own utilities - water, gas, and electricity.  Both houses are connected by garages in the middle and both have their own driveways - one is one one street and the other is on the other street.

I am interested in converting my corner lot duplex in to two SFH's in West San Jose. Has anyone done this before? I've seen people selling one house of the duplex in San Jose. How can I do this?

The duplex sits on a 7020 sq ft corner lot and it goes for around 1.6M today. I am thinking of dividing this and selling each as SFH for around $1.2-$1.3 (after spending ~200-300k on renovation). The SFH's across the street goes for $1.2-$1.9.

Appreciate your help or pointers.

Hello all, I am interested in a piece of land that is on a steep slope.  I like the view and wanted build a small 500 sq "loft"  to use it as a weekend getaway / airbnb. I think California coastal commission will also be involved in the approval process, in addition to the city.

Before going forward, i would like to get a rough estimate as to how much it will cost to build a loft, septic tank, and a well.  I would like to get this done for a minimal cost to see whether it is worthwhile buying the place.  Appreciate any ideas and experience.
