Thanks Mary, yes we have a combined insurance for the duplex.

All, I bought a duplex with my sis-in-law in 2004 I lived there till 2009. It is a 3BR and 2BR. I own the 3 (59% of built up space) and my SiL owns 2 (41%). From day 1 we paid everything based on this % of ownership, including the downpayment, taxes, landscape maintenance, roof repair, etc.  We never signed anything like tenancy in common. 

She recently bought another SFH and moved to the new place and both units are now rented. I am kind of worried about my liability exposure with something happening on her side of the property. We rent out out units separately, collect the rent and manage it individually. What should I do? Appreciate your advice.

I have three properties (59% ownership in one of the two duplexes, 100% in SFH, and one primary residence). Where can i get a best mortgage interest? All in the SF Bay Area? Appreciate your help.

The ADU was built BEFORE the City was incorporated, i.e. no bylaws when it was built.

Hi all, I recently bought a house that has two units. One main and one junior unit - roughly 450 sq ft. The house was built in 1920's and junior unit was built in the 40's and they built it on the property line, i.e. fence-house-fence that means there is no clearance between the ADU and the fence. The ADU was built before the city was incorporated. What should i do? Will they grandfather my unit? The roof is so bad I need a new one as well. Appreciate your help.

I know that San Jose, CA allows nanny apartment.  Will they allow me to build one in my duplex (2+1), legally, and rent it out?  I have more than enough space to build a 800-1000 sq ft apartment.  After space for three cars.  Appreciate your help.
