Duplex to SFH conversion in San Jose, CA

Hello all,

I am interested in converting my corner lot duplex in to two SFH's in West San Jose. Has anyone done this before? I've seen people selling one house of the duplex in San Jose. How can I do this?

The duplex sits on a 7020 sq ft corner lot and it goes for around 1.6M today. I am thinking of dividing this and selling each as SFH for around $1.2-$1.3 (after spending ~200-300k on renovation). The SFH's across the street goes for $1.2-$1.9.

Appreciate your help or pointers.
