Thanks for the info @Patrick Jacques . That is pretty important information. Just from driving around and looking online at properties I am getting that picture as well. 

Has anyone here attempted to invest in townhouses? I'll do more research and post my findings here also.

Hey @Levi Bennett, thanks for the welcome. Yeah, let's go grab a coffee when I get back. I would love to pick your brain, especially since I am looking to do my RE license as well. I work in transportation right now and am managing the region for my company. Crazy busy, but I don't want that to be an excuse for not meeting the right people. Which firm are you going to work for?

@Eric K. This this pretty much exactly what I was looking to do as well. We are in very similar circumstances (renting, looking to buy small multifamily, vets looking to use VA loan). Alright CFRI is in the running! Haha. Thanks for the warm welcome @Patrick Jacques and @Vladimir Gonzalez! I'll check out the website now and start attending in Sept (when I get back from some military training). 

I am live downtown and hope that I can stay close to that area once I buy the next property to move into.

Saw this thread, it might be dead, but taking a shot. Moving out of my apartment within the year and looking to buy a multifamily to live in and rent out for additional income. I love the downtown Orlando area, are there any areas around that which have duplex, triplex, quads? From my research it is mostly SFH or condos.

Kudos to you, Damon. You are on the right track and have a great start by being a member here. 

My personal opinion on the matter:

- Go to college it will teach you technical/intellectual skills that you just won't have out of high school. Not only that but you will develop important social skills.

- Go for a financial degree, you can even focus on real estate in certain majors, easy enough to research on university websites. I agree wholeheartedly with @Mark D.

- I am sure that many people don't believe in the 9-5 but honestly there are a lot of benefits to having stable job that covers basic living expenses. It also gives you additional skills and experience. Combine that with a good credit score and loans are also easier to obtain.

- I personally don't believe that all debt is bad debt (ie college loans, mortgage). However, owing someone money isn't a great feeling. There are ways around paying a ton for college like state schools and the military (I did both). Not to mention scholarships and grants. Weigh your options, there are many. I have a degree and am out of debt completely by 27, not a bad place to be. 

- Like all things in life this only works if you participate and put yourself out there (kinda like here!)

I've been looking into the VA loan myself for a primary residence in FL. I don't believe that a new one should be an issue since it will be your primary residence. This is especially true since you lived in that first property for a number of years.

What are your plans for the first property? Sell? Rent out?

Hi, BP Community!

My name is Mark Severino and I have just recently moved to Orlando, FL from NYC. 

I moved here for a job and currently work in the logistics field. Previously I was a real estate agent in New York and also served a tour of duty in Afghanistan with the Army (any veterans out there investing with the VA loan?).

Currently renting an apartment, which though I absolutely love, I am looking to buy when the lease is up. So the first goal would be to "hack my housing" with a small multifamily or live in flip where I add value to property bought under market value, thanks for the idea Brandon Turner! Did I mention I was a huge fan of the podcast?

Anyway, to wrap up if there are people local to my area that have recommendations on REI clubs, meet ups, brokers (investor friendly, I am looking to get a FL RE agent license), or otherwise would like to network I welcome any and all advice.
