Hey @Devin James congrats on all the success so far! You seem like a great guy and have your head on straight. Like others have said, this is more relationship advice vs REI advice but I'd like to present my 2 cents, please take with a grain of salt.

I too was very much ready to marry the girl I was with when I was 19 years old. I was deeply in love and set on our future together. Long story short we were not compatible for the long term (despite 3+ years of trying). However, you could never have convinced me of that when I was younger. I didn't have experience in dating. I honestly didn't even know what I truly wanted/needed in a lifelong partner. 

I'm in my early 30s now and when I look back at my decision I have regrets. My regret is not jumping into REI harder and faster, taking risks at an earlier age. I do NOT regret holding off on marriage.

I have a very serious significant other now and we are putting off marriage to continue investing in real estate and secure our future. That is more important than anything. I dare say a strong financial foundation helps remove the money problem which is a huge relationship pot hole, best avoided. 

I agree with @Jeremy Blevins. Marriage isn't going anywhere. You won't lose someone because you aren't getting married to them right now. If you really want to spend the rest of your lives together marriage can wait. I'd recommend you use your time now to invest in REI or yourself with school.

@Jody Nichols how did you find the seller and how motivated were the sellers when you offered?

@Robert Steele those are some excellent asking to ARV spreads. These were MLS?

My top three of recent history are:

1) Extreme Ownership by Jocko Willink and Leif Babin

2) Grit by Angela Duckworth

3) Relentless by Tim S. Grover

These aren't specifically about real estate, but rather the mental models that high performers use and develop to be successful in anything. 

If anyone is interested I nerd out exactly on this topic because I read a ton. My website is in my signature where I look at these books and apply the lessons to real estate investing. I have a whole series of them - "How to Apply it to REI".

Hey Melissa. I read an article today where the data shows DFW didn't grow as much year over year, so in a sense, yes the market has slowed. However, DFW is still in the top three markets nationwide for new construction.

I can also say from personal experience and local connections that the new construction business isn't slowing down. As a matter of fact this developer is hiring on multiple new construction managers just to keep up with how many new projects are opening up.

Whether or not you should stay in the deal depends on the rest of the numbers as Marc suggested.

Marton,

No you do not NEED a RE license to wholesale in FL because you are acting the the primary (same for the person you are assigning the contract too). However, it is heavily scrutinized by the real estate bodies of the state (DBPR, FREC ect). I would encourage you to get your license. Two reasons:

1. Education that you receive to earn the license will outline the basics of how it works here  in FL.

2. I see you are posting from England. You don't need to be a citizen to get a FL RE license. 

From what I am experiencing here in Central FL the market is hot and VERY competitive. Having every advantage is important.
