@Tyler McKendry Putting all you cash into the property and leaving no cushion for unforeseen circumstances is definitely risky. What if something needs to be repaired? What if you get sued? What if someone in the family gets sick and you need the money? I am not trying to be overly cautious but utilizing all your money without a reserve or alternate methods to make income is risky, especially without prior experience in this field. I would definitely agree with investing a portion of the money and keeping 6 months living expense to the side.

@Louis Aller HELOCs are a good vehicle to purchase another property I think you should use it to your advantage. Just make sure that since you are investing remotely you have a good team on the ground, especially property management. I don't think grandpa wants you to use his home AND give him a job to do haha.

I agree with @George Maka that Zillow can be wildly inaccurate. However, if the home is free and clear there should be a usable amount.

@Nat C. was the late payment process something that you had previously screened this PM for? If they aren't following through on your agreement then that sounds like grounds to change them out for someone else.

I think the better question would be, "what can I do as a new investor to bring value and be worthy of the time and knowledge of someone who is more experienced?" I just started my account and already notice there is a wealth of knowledge here.
