From my experience his request is understandable for a house that large.  I think $4K would be fair.

@Shawn Sonny  First, I would file a police report. Then I would take it out of the deposit and make him sue you to get it back.

Hi Andrew, If you go the website for meetup you will find there is a number of them in the area.  I have yet to attend one so I can't give any recommendations. If you find a good one please post about it.   I recently signed up for the one called The 559 Real Estate Investor & Business Owner Community.  Does anyone have any comments about it?
