@Mags S.  A local licensed fire extinguisher company can handle this.  Once they have it in place ask them to call you annually so you can arrange an inspection.

@Chris Ahlemann my daughter went through the same thing and she was fighting mad.  She took the landlord to small claims court and got the majority of her deposit back.

@Anthony P. I think your calculations match mine. I bought a SFH foreclosure in 2012 here in Clovis that was a good deal and I now wish I had bought more. I will most likely be waiting for the next downturn.

@Account Closed North Fresno (north of Herndon) is part of the Clovis school district, which is very good. This area, as well as Clovis has less crime than much of Fresno. The HSR may be helpful, but it's many years down the road. I would encourage you to seriously consider having your first rental close by so you can learn from the experience.

@Tim McCahill Clovis is a really nice city of 100,000 with a great school district. I worked for the City for 32 years.  Like most of California it has a low cap rate.  I looked at a 4 plex here recently and the cap rate was 4%.  No thanks.  I will wait for the next down turn.  Let me know if you have any questions.

My agent was happy to do it for 2%. It worked well and everyone was happy.
