I've been cold calling banks to buy their REO properties for a fix and flip before they go to market.

One of the banks brought me a deal but it's one I'm not interested in flipping.

I have my RE license and was wondering if it would be rude to ask them if I could list their property on the MLS?

This would be my first deal with this bank and I wouldn't want them to get a bad impression.

I too just considered this situation. I was putting in 10% and my employer was matching 5% I decided to lower my contribution to 5%.

It hasn't been a long enough time period to tell you it's worth it or not.

I would recommend running some numbers to see what would fit your situation.

I tried the do not call list and that actually made it worse. Now I block the numbers and it has slowed down some bit.

Getting a RE license takes time and money upfront, but is worth it. The knowledge you gain from the classes and being in the industry is beneficial. Also, you do keep some of the commission on the buying and listing side. Which that alone pays for the license.

Other real estate listing companies have a sold feature (Zillow, trulia etc). Which you can refine your criteria even more to match bedrooms bathrooms, etc.

When looking at the sold just make sure they have been recently sold and are similar to your subject property.

You should also do this and compare it to what your realtor ARV is. Doesn't hurt to check their numbers.

@Jay Helms This is when the big WHY comes in to help. Remember why you got started with RE in the first place and let that drive you to be more confident. The first couple are always tough. Then as time goes on you will get more comfortable with the meetings.....once you get comfortable again that's when you stretch yourself to do something else your uncomfortable with. Good luck.
