Yes, thanks.  In NC, each county has its own rules for trailers and unfortunately there is nothing on the web and no specific individual to call.  With COVID, the lines are much longer these days, so we will use SNIKFISH.

 I recently purchased a MHP in NC and have not been able to locate the owner of an abandoned trailer through the county tax records.

Do you know the NC DMV process for obtaining title to an abandoned trailer? It's been difficult reaching DMV during the pandemic.

I'm looking to use my Self-Directed IRA money and non-IRA monies into a real estate deal that is part of joint venture. My accountant "thinks" it could be allowed if I partner with my IRA and the IRA will own xx% and I personally will own xx%. The self directed IRA company will not provide any advice.

Does anyone know if this is an allowable transaction and what must be done to not run afoul?

In terms of C class apartment buildings in NC, what is the price per unit folks are paying at this current stage of the real estate market? (36-38k)?

When doing the BRRRR method, have you been able to find a lender that can lend (refinance) in less than 6 months for a 30 year?

I found a property nearby that Caliber Home Loans (hedge fund lender) has taken via foreclosure from the owner and the property is sitting vacant since Spring. Has anyone worked with this lender before that would have a good working phone number that reaches a live person?  I'm using the 6587 number and can't get in, since I'm not a customer.
