I have two trailers that are fixer uppers that I'm willing to donate to a church/non profit, but need to require the trailer remain within the MHP for a period of time or it can be a significant financial loss.  For those MHP owners out there, what is reasonable amount of time to require they remain in the park?

Post: Is there any companies or places that buy double wides?

Let the people moving the trailer worry about disconnecting the porch etc.  If in good shape they may take it.  Whatever is left, you can hire someone to trash it

Don't bother talking to the sales rep on the sales lot. He doesn't have the authority to do this arrangement and most likely doesn't get paid.

I'll give your advice a try.  Was this an easy or difficult proposition for the district manager?  Was there anything you said specifically that influenced the DM to place trailers for free in your park?

I own a 40 unit/pad MHP with 8 vacancies and looking for creative strategies for filling lots that doesn't require capital on my part.  I have already reached out MH dealers for used trailers and they will share my park info if clients are looking for a place to move their trailer to.

Any creative strategies out there such as linking with MH flippers to place trailers in the park and rehab/sell them there to owner occupants, etc?

Your local banks should be able to lend on the land only and any POH that have foundations (aka affixed to ground). 5 year amortized 20 years

I would like to purchase a mobile home trailer from an individual that is currently renting a lot in my MHP using my self directed IRA. The MHP is held in an entity with a partner and not in my name. The goal would be to fix/flip the trailer in my name/IRA. If I'm not collecting any lot rent during the renovations/time to sell, would I still be considered a disqualified individual?

The IRA custodian stated I would be a disqualified individual and another more experienced investor disagrees. Advice please.
