Investing with self directed IRA

I'm looking to use my Self-Directed IRA money and non-IRA monies into a real estate deal that is part of joint venture. My accountant "thinks" it could be allowed if I partner with my IRA and the IRA will own xx% and I personally will own xx%. The self directed IRA company will not provide any advice.

Does anyone know if this is an allowable transaction and what must be done to not run afoul?
