Would like to add an investor friendly RE agent to my team (Located in Maryland). But, I understand the many low ball offers and 1 in 10-15 accepted makes for a lot of work with little reward for them. In what way would be the best to show as an asset to an agent instead of a burden?

Seth Sherman I am definitely more interested in buy/hold, however very nervous with the whole process with the large money down in the area and not fully grasping the 'other people's money' aspect for a rental. I already have one rental and can't wait to have more. I am continuing to research for no/low money down strategies for cash flow. Thanks for the encouragement all!

The 'Yellow Letters' are a simple and personalized way of direct mail marketing. Find a list of targeted owners/properties with specific criteria, I used List Source. Then give a brief "I would like to buy your house" statement on a yellow legal pad and hope for the best. Good way to find off-market deals and with all the competition on the MLS I figure I would start here. Hope this helped!

Hey all! I'm Mark Richardson and have been listening to BP for quite awhile and finally started getting on myself to take some action. I have sent out a first batch of yellow letters from a list I got a week ago and am hoping to get a few wholesales under my belt before focusing solely on passive real estate. Cash Flow is King! I know this is a long term process but I would like to build a mini empire to be able to leave my current employment and stick to real estate full time.
