Since we are on the subject of CPA pros and cons.. I have heard of several CPAs going partial if not all online for their clients to avoid the in person necessity. I believe they set a Skype meeting with secure files transfers etc. Is this something that anyone here has experienced or has feedback from? -Mark

Just my two cents: 1: Those ‘We Buy Houses’ companies are in the same situation you are and as long as your fee and the purchase price works for their numbers I don’t see why not. 2. I have never used transactional lending, but my understanding it’s more of a short term hard money loan. That’s something you should be able to work out with them prior to finding a deal to learn their terms/conditions. 3. Typically when I talk to the sellers regarding this I let them know that I fully intend on adding this property to my portfolio (it truly is my intention every time), however if I see that the property doesn’t become a good fit then I have connections to many of the investors in the area and that it would definitely fit into one of their portfolios. You can stress that that is one benefit to working with you is you have the many connections that others may not. And bottom line is if they are motivated then they want out, and it only makes sense that they get a price that will secure them and you making a profit is understandable. Hope this helps!

Should I go to multiple local banks to seek pre-approval on a loan prior to having a deal or is it better to come in with an already analyzed deal under contract? I’ve heard differing opinions on this and was hoping to get some input. I have good credit and some cash to put down but don’t want to start getting a lot of inquiries against me until it’s time. I also understand having the approval number in mind when analysis gets properties. So I’m torn. What does the bank prefer when starting out?

Wondering what someone's approach should be when sending messages to agents via the Zillow or Realtor websites. I would like to start sending offers to some analyzed properties but would like the 'direct mail' type message in there i.e. 'I would like to buy your house all cash'. Should I be asking if they're still accepting all cash or open to seller financing etc.. New approach for me and was hoping to get advise from the experts. Thanks!

I really like to have the physical book to bookmark, highlight, refer back to etc. Is there a way to get just the paperback without getting the 'ultimate'?

@Nichole Stohler, great advice! So since I am marketing towards wholesale deals currently do you think passing them all the deals that I don't assess to be profitable would be a fair value to them? As well as future flips as well. Makes sense to me!

@Jay Jasunas I just thought the cost/benefit to them wouldn't be worth it, but I suppose getting multiple deals and relationships through investors is better than very few from regular customers.
