I get that everybody has a different prospective, and hey that's ok. But this the way I have lived most of my life and it has worked out pretty well so far. we are newer REI but even at my day job I have been the same way. I just closed on a FSBO last month which was about $20,000 under market. I had a great renter ready to go but at the time I couldn't sign the renter yet because I did not own the house yet. The renter wanted to see the house but I was out of state at the time but because of my good relationship with the seller I had him show the property to the new renter. The renter send me a good faith deposit and when we closed on the house three weeks later I signed the new renter. To make things even sweeter - the seller of the house left me and my wife this huge gift package with a bottle of wine and all kinds of goodies on the kitchen counter for us. That was so cool because they had already done so much for us. Like I said, depends on the people and the market. We deal mostly with people over 55 yrs old and the are pretty much old school, like me. Ha

Hello out there from Venice (Sarasota County). I am kind of new with 2 SFR homes. Has there been any BP meet-ups on the west side of the state recently or planned for the near future?

Hi Russell, I love your story and like the old saying goes: " I wish I knew then what I know now". My kids are all grown up with families of there own so I admire you for taking a leap of faith and doing all this when you guys are still a young family.  My wife and I just got started a couple years ago and spent most of our life on "the wheel" as we raised our family. Anyways, sounds like you are in good hands and getting some good advice.

Hi Steven, welcome aboard. Sounds like you have got the right mind set. We are up here in Venice FL and yes the market is tight. Prices have really gone up in FL even since we got started a couple of years ago. But it is do-able, the best time to get started is right now AND you are here on BP- Awesome!

I like the idea of a welcome gift but I think it depends on the new tenant. We have done things like a nice bottle of wine to a really nice gift tray with nuts and stuff that we sent them from Amazon. Tenants can take things the wrong was as do most people at times. Yes, we have gotten something for some tenants and they turned out to be bad tenants. I think that says more about them then it does me however one our newer tenants have proved to be top of the line class A type people and I know it was truly appreciated. They just paid 2 months in advance and have been super helpful to me as we self manage. These type of people are the one who we want referrals from and we have found out that a little bit goes a long way sometimes. We go more for our company image and try not to expect too much from tenants. If we get a positive response from the tenant then that is a bonus. We are in a really good market and we try to treat our subs really good too with even a  Christmas bonus.  I forget who said it exactly but I know I have heard it on BP: " Never under estimate the power of networking".
