Great advice!  I don't have one SS# associated with this deposit....  Don't want to go to court over it..

Putting all three names on the check seems like a home run

I have a rental lease for 1 year which is up 11/30/17.  The tenants are fighting over various things and they plan on not to renewing the  lease.  One tenant says the entire deposit of $750 is his and wants me to return once I verified the property has no damages.  

The deposit was given to me in cash.  The tenant who wants the 100% of the deposit is the one who does not pay his fair share to the other tenants.  The other two tenants are trying to take him to court to collect what is outstanding between them.  They always pay me rent for the entire rent payment.

What should I do with there deposit?

Please help.......

Hello,

I served a tenant a 7 day notice to quit for non-payment.  He then informed me that he was withholding rent for several repairs.  I proceeded to try to make repairs, but he ripped out my first repair (aided by plumber) on a laundry tub.  Told me I did it wrong.  Then he keeps coming up with new potential repairs, however, never has time to let me in the house to review!!!!

Went to court and obtained a default judgment because he was in jail, on some other matter, on the court date.  Well, he now wants to pay and stay, (Judgment allows him this option).  I want him out..... when can I serve him a 30 DAY NOTICE (he is on a month to month lease)?  He currently has to 10-24-14 to pay or leave.   Please help

Yes. . . . . .  They must work it out themselves. 

FYI:  When an upper unit is fighting with the lower unit it can get ugly.  I had a case where the upper unit would pour water on the bathroom floor so that it would come down on the lower unit.  (figure this out over a very long period of time and several plumbers' house calls)

When each tenant would complaint to me I would simply ask to see the police reports!  In addition, I visited the police station and reviewed all police calls to the house.  This help me decide who was telling the truth.

I live in Michigan where air conditioning is needed about 2 months a year.I also rent to low income individuals and I find that they abuse all air conditioning systems similar to what you said and to their pocket book.This segment has no self discipline and you would be doing both of you a favor by removing any and all air conditioning. I personally need a sweater/coat when I go into their house in the summer and in the winter I’m sweating and can’t wait to get out of their house.

If they are responsible and deserving of air conditioning they can purchase their own window units.

Hello,

I am a Landlord in Michigan and most of my tenants do not pay the last month's rent payment.  There is nothing you can do about it.  Just be nice as you can so they don't do any damage.....   If the deposit is equal to a month's rent, you allowed to claim it for unpaid rent.  Otherwise, you must take the tenant to court to obtain the deposit.

I rent houses in the $600 to $800 range.
