Hello,

I served a tenant a 7 day notice to quit for non-payment.  He then informed me that he was withholding rent for several repairs.  I proceeded to try to make repairs, but he ripped out my first repair (aided by plumber) on a laundry tub.  Told me I did it wrong.  Then he keeps coming up with new potential repairs, however, never has time to let me in the house to review!!!!

Went to court and obtained a default judgment because he was in jail, on some other matter, on the court date.  Well, he now wants to pay and stay, (Judgment allows him this option).  I want him out..... when can I serve him a 30 DAY NOTICE (he is on a month to month lease)?  He currently has to 10-24-14 to pay or leave.   Please help
