Just curious if Bird Dogging is illegal in New Jersey without having a real estate license. Reading through the forums only makes me more confused. Any help here ?

Stop messing around and get the camera done and then you find the issue once and for all. I had a similar problem on a foreclosure I bought where I couldn't figure it out after paying for 2 snake outs. Once I got them to camera it we found a main house U-trap that kept clogging with gunk. The clean outs were buried under my first floor where I had to cut open the hardwood floors to get at it and fix it once and for all. I had to remove the U-trap as they are illegal for this very reason.

Camera it and you will know.

As long as you give them the proper notice by law they have no right to deny that access and its in your lease. They also do not have the right to tell you when/if you should replace your HVAC unit(s) as long as they operate properly. Be nice but stern and try to work with her but in the end you need to do what you need to do to gain proper access. And yes at the first opportunity look for another tenant per your lease. Hopefully it doesn't come to evicting her out as you may have new problems/headache's with that especially if they are good about paying her rent full on time.

Don't do it if your not comfortable with the area. Plain and simple. Look for the next deal in a better area you are comfortable with.

Welcome to the BP community from a fellow NJ member. You will find a lot of great information here to help you get started. After you feel comfortable a SFH or Multi is probably the easiest place to start as your first rental. Good luck and ask your questions.

Try ajmadison.com out of Brooklyn, ny. They are usually cheaper than Home Depot or lowes with great selection and dimensions if you need that.

You always pull a permit. If you are a contractor you must be licensed. If someone buys your flip or rental often potential buyers will ask the town if a permit was taken out to make sure the work was properly done and inspected. No cutting corners here. Plus the neighbors may call the town if they don't see the yellow permit card. If that happens your unlicensed contractor partner will get fined for no license. That makes good headlines in the news. Bottom line; be professional and do the right thing with no shortcuts and pull the permit with your licensed contractors number on the permit.
