Hello everyone, wondering if anyone has been in this situation before. I am about to close on another property, but was just told that I’m going to have to replace my roof to get insured by State Farm. There are some missing shingles that I was going to have a roofer replace once I closed. Other than that the roof is good. How can I avoid getting the whole roof replaced? Go with another insurance company?

Hello everyone, I was just looking to get more insight on how everyone is getting deals. I have been looking on the MLS for some time and I haven't found anything worth pursuing. So I would like to hear your POV and different strategies on acquiring more deals. I was going to start contacting wholesalers in my area figured that would be a good place to start.

P.S- My criteria is dated/ in need of work multi-family houses under 150k around west boulevard and Jefferson area in Cleveland Ohio.

 Nothing was stated with terms on vacating the property unfortunately.

If your lease does not address this, then you should follow the law. The law usually states the Tenant remains liable for the terms of the lease until a replacement tenant takes over. You have to make a good-faith effort to find a replacement. 

Start looking for a new renter immediately. Let the current renter know he remains responsible for rent, utilities, and other terms until the new tenant takes over. If that happens the day after he moves out, then neither of you lose anything. If it takes you 30 days to find a replacement, then he'll owe you 30 days of rent.

Do not apply the deposit to anything until the Tenant is out and the lease is terminated.


 Thanks will try and find the law in Ohio if that's the case. It is not stated in the agreement.

Hey everyone happy Sunday! Question for everyone, so I am currently under contract right now for my first investment property (a duplex). I was just looking for some tips or things to look out for before I close and things to get ready for when the property is officially in my name. The property is currently fully occupied. Hey everybody all responses are greatly appreciated thank you so much! My question is how do I take over my grandmother's mortgage, is that even possible? Would you have to just have to buy her house and get a completely new mortgage? We would like the house to be in our possession, and he is still going to be living there in the future to clarify.

Wondering what would be the best idea to use for my kitchen and bathrooms since they are going to be wet. I was thinking tile, but seems expensive, or laminate any ideas thanks!
