Hey, I don't have any advice for you on the management side but I have an Airbnb/VRBO here in Asheville too. I actually do it all myself to include cleaning. Years ago when I reached out to companies, they wanted 25%!! If you find a cleaner, managing through the app is really easy, however if you can't answer right away (say they arrived but are lost like my guest yesterday) then they might get quite upset if you don't see the message for an hour because, well, they're now lost for an hour.
I'm just chiming in to see what you find eventually. Good luck!

Same line of work previously can be used so if you have 11 months prior to the current 13 months as a delivery driver elsewhere or as W2 with the current employer, that would help you qualify with 1099 income on a loan at 10% down. Around 7.5%. interest rate.

Just so people know how this ended - I sold it. I'll pay the capital gains tax next year. I'm very happy with the profits. Thank you everyone for the advice.

Well seems like your under contract. At that price point with interest rates its a hard sell. I think a property in that area would have flown off the market. As everyone has said you are basically selling to a regular buyer at this point with no permit transferring. Have you ever thought of partnering with someone on the property to lower the risk and you keep title of the property?

 No I hadn't. Interesting Idea though - a little late being under contract, assuming they buy. I hope they do.
