I've been monitoring and attending RE meetups since July of this year in all five boroughs and Hudson county. Sorry to report that all of them took place during weeknights. Only seminars and boot camps and conferences were during weekends. Of course the boot camps and such are great places to meet the types of professionals you are seeking -as well as a great education- but the costs can be overwhelming. Having said this, there's nothing that should stop you from organizing a weekend meetup. I'll most likely attend :D

I'm almost too embarrassed to ask, because the terminology of the word "sponsor" is so different from what I know it as. But this post looks like the perfect place to ask my question: I always understood a "sponsor" to be the one who lends his credibility/credentials (accredited) in order to secure financing - usually the downpayment - for the syndication deal, much like the role of a co-signer on a conventional loan. However, in reading this forum post, it obviously isn't. Could anyone please clarify or elaborate? Thank you, as always!

Goto realtyrates.com and purchase a very affordable report called Investor Survey. It shows all the rental rates for the country plus a few other useful info for all investors like us. Currently 2nd qtr for 2016 is available.

House was built in the 20's and needs a full gut rehab. Got a pro rehab estimate. And 5% profit would be awesome, but doesn't sound realistic. Hence, my plea for advice. Thanks

Hope all are well here on BP forums. I finally received a few calls from my probate DM and from them I am about to make my 1st ever offer. Yay!!! However, I am stuck and need your advice please. It's regarding what to figure for my profit for a contract assignment. 2 family home in Bed-Stuy. ARV $1.6M; repair value of $840,000 $1.6M x .70 - $840,000 - my profit $? = MAO Is $10,000 adequate or too small? Is $30,000 adequate or too small? Etc. I tried searching the web and BO posts but the info I found were too old or in a much smaller markets. I hope you can give me some sound guidance. Thanks Mark Choi

I'm a newbie and I just completed David Lindahl's boot camp.  I believe you can benefit from his course(s).  Although he has many products to sell, he really does have a heart of a teacher.

It sounds like you need to hit the books, youtube, BP podcasts episodes 1-185. Continue to educate yourself as you look for deals. Keep it up!
