Profit on a Wholesale contract assignment?
Hope all are well here on BP forums.
I finally received a few calls from my probate DM and from them I am about to make my 1st ever offer. Yay!!! However, I am stuck and need your advice please. It's regarding what to figure for my profit for a contract assignment.
2 family home in Bed-Stuy. ARV $1.6M; repair value of $840,000
$1.6M x .70 - $840,000 - my profit $? = MAO
Is $10,000 adequate or too small?
Is $30,000 adequate or too small? Etc.
I tried searching the web and BO posts but the info I found were too old or in a much smaller markets.
I hope you can give me some sound guidance.
Thanks
Mark Choi
