thanks Russell for responding to my note. I invested the last few months passing the pre-licensing course. I just don't want to throw away my time invested and money spent.

Hello BP,

I am in the process of starting a new "day job" as a life insurance sales agent. This was probably not the best thing to say on my part however, I advised the hiring manager that I am in process of obtaining my Maryland real estate license. (I am in process of starting/growing my own real estate investing business). My goal is to work fulltime as a life insurance sales agent and work parttime as a real estate investor. The hiring manager offered me the job but stated I would have to scrap my real estate license. I do not think he correct. I should be able to hold a MD real estate license and be a life insurance sales agent.

I hear a lot about real estate investors having a day job and investing part time. I am writing to BP community to get you opinion on this? Is the hiring manager correct?

Everyone post has been very helpful.  I am new to real estate investing. I have been coming across deals with tenants in the property. I have a clearer understand of what options I would have if I decide to buy a property with tenants living in the property.

Hi Nick,

I apologize for the delay. I did not have much luck finding anyone that knew the investor.  He was willing to provide half of the financing.

Hi Steve,

I apologize for my delay. I was approached by a potential real estate investor to do a joint venture. I currently do not have property I am buying. I am currently finalizing my business plan.

I think everyone should have the knowledge do it on your own. Having partners is a great tool but maybe you're not ready for it just yet. Good luck!

 Hi @Polar Prutaseranee,

Thanks for advice. This will be helpful making my decision.

Hello,

I am new to real estate investing.  I am in the process of buying my first rental property which will be a rehab and sell for profit.  I was approached by another investor who wants to complete a joint venture with me.  I am hesitate to work with someone on my first deal since we both have limited experience.  I would like to complete joint ventures in the future however i would like to gain some experience before i start doing these kind of deals.

Any suggestions or feedback would be very helpful.

Best Regards,

Mark
