Newbie here...tons of information and I love the analysis and feel like anyone looking at a new market or getting into a space should come equipped with this info. I don’t care if it’s 250 pages! If it contains all the relevant info needed to dominate the space for that season, then, spend a half day reading it.

Now, here’s the obvious, I’m new and don’t know what the most relevant data is. I am looking to learn how to analyze deals and understand market trends and how to know what cycle we are in based on the region. So, every bit of this data was an interesting thing. How do I validate it? You should have that somewhere to. 

But here is a couple ideas: Turn this into a Market Data Online Course and explain each slide and formula and how you came to each of these conclusions. Make the event something for anyone looking to enter that market. At the end of the deck, I was looking for an appendix breaking down how you came to each conclusion. “Everything a RE Investor needs to know about (City Name Here)”. Charge a nominal fee to attend but not too cheap that it’s devalued. (I’m forever free because it’s my idea 😉).

Going through a traditional mortgage or conventional loan is pretty straight forward. But, private or hard money just sounds like Lucky Luciano will be knocking on my door asking for double the interest....Does the old saying “all money ain’t good money” apply? How do I vet my options between on or the other?
