wifi smart locks - I would be careful of those, from a hacking perspective.  Do you plan on self managing or having a property management? 

external garage key pad - Great idea and allows guests to access just the garage or if they get locked out.

closets that can fit a twin bed, small nightstand, power, with air vents - I would do a bunk room as opposed to twin beds in the closet.  Just like previous comments had said.

luggage storage in the garage - great idea

dedicated full bathrooms for each bedroom - Great idea as well, but not a necessity as long as you have a jack and jill.

semi glossy paint that cleans easier on stairs below chair rail - minor detail

dedicated cleaning closet - either that or space in garage.  Does not necessarily have to be in main living space.

large capacity W/D - don't splurge here, especially for guests.  I would say its probably more important for you or your management for cleaning purposes.

You don't want to be too specific, especially if you want to convert to long term rentals in the future or even selling them as independent units themselves.

@Jennifer Stradtman you are not doing anything wrong looking at it completely logically.  Unfortunately most agents don't look at it from an investor perspective.  You are right that it is very competitive here and sometimes you do have to offer closer to asking price especially if its a multiple offer situation.  Being aggressive and "low balling" in a sense is not a problem.  Thats what negotiation and a contract is all about, finding a point in which both parties agree.  Because this is a competitive market and sellers think they can sell properties for absolute ridiculous prices (which they do sometimes), you may have to communicate and say I want to go low on these properties and I am not afraid of getting a NO.  It may take 10 offers before someone entertains that.  Hopefully conversion is a little better.

@Mark White are you looking for multiple rental properties or just just one multi-family property?  How many units 2-4 or 5+?

@Katherine Mead Welcome to Nashville and BP! You can definitely house hack here in Nashville.  I know several investors and homeowners that have just started that in the past 6 months here and have found success.  It is definitely possible.  I can also get you more acquainted with different neighborhoods and parts of the city if you are not too familiar.  Where are you moving from?
