@Tyra Benjamin I've used an FHA loan in the past and trying to for my next purchase and loved them. However in my market the biggest con is how sellers view the loan.

I'm sure other people will chime in but the process with the appraisal and inspection turns some sellers off, and for good reason. In a competitive market like mine, they have every reason to choose any other loan type over FHA. Just food for thought. Might not even be applicable. First time I bought with an FHA was in the downturn so it didnt impact me negatively.

@Chris Toedter Welcome to the suck. Not sure how long you've been looking but it's tough up here. Like Jonathan said, off market is the way to go. Still looking for my first deal and most on the MLS that is a marginal deal gets snatched day 1 and the rest makes you scratch your head wondering what the seller/realtor was smoking when they listed it. @Jonathan Greene Not that I'm opposed to a new meet up, but there are a number already around the area. Two in Montclair, one in Union county, one by Darren Sager around Passaic area.

@Christopher Prince-Barry Yes so they're all on BP local page. Here's a link to FB group which has one meet up in it. The other I've just seen on here as I have a keyword alert set up. They haven't posted one for October yet. The other two I saw on meetup.com but haven't attended yet.

@Jesse Smith I'm going to give you a different perspective from those on here. Years ago, I was looking for an agent and my old roommate had recently, within the last 6 to8 months, become one.

While I always thought of him as a smart guy, I went with a more experienced and older agent. Years later, he brought this up as kind of like a "why didn't you go with me" sarcastic remark. If I remember correctly, I deflected his comment.

In the end, It just came down to the fact that I feel like I knew him too well and didn't really trust him as an agent. It was just my personal opinion, and as of now he seems to be doing really well on all his Facebook postings for the houses he has for sale. I also believe he is an investor.

The agent I ended up going with was very far removed from my viewpoint of my personal situation. I ended up thoroughly enjoying working with her and used her to sell my house as well. I'm not sure if that helps but that's just my experience within the last 10 years.
