@Mark Ainley and @Nikki Cepeda sorry to say I don't have any recommendations out that way but maybe @Christle Stezskal as she invests more out at way, or at least in the Beloit, WI area and might know someone and/or be a good person to connect with since you are investing in the same area(s).

I can not say for certain but I would think if you go into your Zelle account and modify/change/delete the email linked to that account thus the payment can not be successfully sent. 

I use BOA and just checked and it found where it can be easily done. I have go to different accounts if its sent to my phone number for personal use and my LLC email address for rent to go to the rental account. I'm not sure what bank you use but hopefully it's as easy of a process as it is with BOA.

@Mary Funiga I'm so sorry you are having to go through this and can't imagine how mad you must be that they are stealing from you. As mentioned several times a local attorney should be able to help you and it could quite possibly fit the criteria for criminal prosecution (arrest) for theft. Another thing a local REI specialized attorney can give you their opinion on once they review everything.

As @John Warren mentioned I also highly recommend @Mark Ainley as he runs one of the, if not the, top notch management companies in the Chicago and suburbs.

Hi @Chad Blankenship - I highly recommend Renovo Financial, they are my go to HML source and are local to the Chicagoland area. IMO they are top notch, looks like I've done about 35 loans with them for short term lending (HML) and many transitioned into refi on a 30 year product.

Feel free to DM if you'd like more and my contact persons information, they won't steer you wrong and are 100% legit, I've NEVER missing a closing date because of them.

 Try adding larger towns that are you willing to go to, many of us have keywords set up as filters and that may help trigger some responses in the area(s) you are in.

@Aaron Banks in addition to what @Nicole Heasley Beitenman mentioned listed more specific area would be helpful. Illinois is a big(ish) state is about a 6.5 hour drive from one end to the other (north-south).

List what area you are looking for such as west suburbs, Chicago (list neighborhoods), south suburbs etc. I know you are just starting out and looking for anything you can get into but something more specific that will help investors that focus an area you can, reasonably make it too and help out in, will make it more likely to get a response.

@Kyle Barazowski I've only been in REI for just over 6 years and have don 40 properties and I can say without a doubt finding good, honest contractors that do work the right way is by far the hardest part.

I've been fortunate to not have any bad experiences with being ripped off but know others that have. I currently have 2 crews working full-time for me, it gives me greater control over the work that is being done, how its being done and when its being done but I also recognize that it takes a lot of effort and time to build a business to that level. With that being said if there is anything I can do or help with just let me know. I do occasionally take on work for other as the GC if the numbers are right and it fits into the timeline of what I have going on. We do everything from light renovations to full gut jobs and have done several.

HI @Kyle Barazowski welcome to BP and REI. Read all you can and soak up the plethora of information that is on here, some great stuff to learn. We are practically neighbors, I worked for Schaumburg PD for 11 years before coming out to Elgin PD and just retired within the last year after 30 years of Police/Fire Dispatching. I now focus full time on my real estate investing. Let meet up and talk sometime soon.
