Hello, I just wanted to get an idea if you guys have a separate vacation rental agreement that you have your guests sign outside of Air Bnb when booking a reservation? Or do you put a general disclaimer on your listings (example: agreement to hold you harmless for any damages and injury as a result of renting your property). Just trying to get an idea if you’d be protected either way. Thank you.

Palm Desert isn’t a good STR investment. VR licenses are set to expire within the next year or 2 last I heard restricting in R1 R2 locations. Do a quick google search and you should find more info. La Quinta and Indio are more favorable.

Hi BP, I’m in the process of setting up my STR listing for my first VR in the Coachella Valley. Just curious, are the payments received from bookings instantaneous? Do you receive the funds when booked or is it held by air bnb/home away until the reservation date is reached? For example if I got a booking for a 2 night stay 3 months away, are the funds available now or do I have to wait until 3 months to receive it? I haven’t been able to get a clear answer online. Thank you.

I use the Schlage Connect with Z Wave technology. Mine is connected through a wink hub. This is great for rentals and has worked fine for me. You can add/delete user codes and remotely lock/unlock door as well as see user activity.

Hi BP, Anyone in the La Quinta CA or nearby Coachella Valley doing Vacation rentals? I just listened in to a recent council meeting it looks like there may be some changes that might be coming up to the STR program in the area (permit parking system, 2 per bedroom max occupancy requirement, increased fines, maximum rooms available for rents etc). I know there are similar things going on in other markets and Palm Springs has it on their ballot next month to determine fate of their STR program. Just wanted to get some discussion going on what your thoughts are on this and whether this might impact your current business model (if it hasn’t already). Thanks!

Hi Cliff, would like to hear some numbers as well. I just purchased a property in La Quinta a month ago and trying to get things up and running. I just missed out on Coachella 1 and 2 and will most likely miss Stagecoach this weekend. I’ve been in the area the past few weekends and did notice a lot more foot traffic in the area and surrounding and I expect so this weekend as well. I would love to hear some numbers from anyone with STR’s and how this month has gone.
