Thank you all for the continued input, information, and support. I highly appreciate it! @Jason Farmer the way you worded it seems like you may already know this, but "study to show thyself approved" is a scripture. I am a Minister and I quote this scripture often and love this scripture and the self-propelling, self-educated concept of the scripture. I really appreciate the way you started out with your response! I have a couple of questions:

What is the job and function of a Title Company?

What did you mean by target lead source?

Where do I start to look for local Wholesalers?

@ScottCarder Thank you for your input Sir! However, it is difficult for me to focus on school right now! I am up to my neck in bills and I need to find that REI mentor now and provide that sweat equity as soon as possible!

@WillBarnard I am a big skeptic, but I'm the type to fight my second guessing and take a risk, so I bought into the "opportunity" because of the "no money needed pitch". I am in school busting my balls accumulating thousands of dollars worth of debt just to get out of school and have my debt be more than what I will accumulate annually. I can't effectively support my family personally or financially and I need some sort of direction, which is why I bought into the pitch. I am willing and eager to put the work into this field, but I don't have the money, I have terrible credit, and I don't have a wealthy relative. What am I to do to get started?

They are greatly appreciated!  Also, from many of the threads that I have read Wholesalers don't have a good reputation because of the many negative experiences that the Investors have had. I have a lot of work ahead of me. I greatly appreciate the care and kindness!

Thank you Jeff for you input! I really appreciate it! Question: why is there a need for a wholesaler to have money if they're acting as a "middleman" to a deal between a buyer and a seller?

Thank you Ned for the input. I really do appreciate this! I do understand that there is a level of difficulty, however, I am ultimately trying to become financially independent and there is nothing more difficult than achieving that. There is not to much worth having that is free. However, I don't know where else to turn. I have a three year old son and a Wife that I am unable to spend much time with and we are struggling and I HATE it! We live paycheck-to-paycheck and I don't know if you know how that feels, but it is the most uncomfortable feeling! I am broke, a full-time college student, part-time worker, and up to my neck in debt. I KNOW that this is a profession that can help me to become become financially independent, but I do not know where to turn and I don't have much money nor can I afford to just blow money in the wind from error, so if you have a cheaper route for me to turn to it will be HIGHLY accepted and appreciated!

I will be attending Than Merrill's three-day weekend event in Detroit, MI and I am nervous! First off I have no money to just to be giving away and getting no return on it, secondly they mentioned how it will be intense and there will be a lot of information thrown at us. I have a difficult time comprehending things when there is no set time spent breaking down one concept to another. I attended the free 2-hour "seminar", which turned out to be advertisement for the 3-day event. However, they mentioned two concepts that stuck out to me in reference to getting started and that is: wholesaling and Cash Buyers and being able to do real estate with no money and not so good credit. Can anyone point me in the direction of getting information on Wholesaling and Cash Buyers? Is it true that this profession, if done correctly, can be started with no money and bad credit?

Hello everyone! My name is Markeen Baker and I am entirely a newbie to the Real Estate profession and I have no experience or background in it. I have very limited knowledge in this field and am seeking guidance and instruction in route to mastering the profession. My long-term goal and ultimate desire is to become financially independent, however, short-term I want to get myself and my family out of debit and be able to comfortably take care of our bills. I am aware that when done correctly the Real Estate profession can help me in reaching those goals. However, as previously stated, I have very very limited knowledge and would highly appreciate any direction and guidance.
