I want to thank you all for your feedback; some biased and others unbiased. However, through much of the information that you guys have provided me I have withdrew from the Fortune Builders three-day event. I have started educating myself on how to mange my money and a small business by self-educating. I have bought three books: Rich Dad Poor Dad, The E Myth Revisited: Why Some Small Businesses Fail and What To Do About It, and The Millionaire Next Door. I am looking to Purchase Brandon's The Book on Investing in Real Estate with No (and Low) Money Down. I am currently seeking mentor-ship and professional advice. I am trying to do all I can at a low to no cost to be thoroughly informed on the Real Estate Profession. I am looking to get my feet wet with Wholesaling and then move on to becoming a Cash Buyer, so I am currently learning the ins and outs of Wholesaling so that I can be well-informed and build up the reputation of good Wholesalers. If anyone has any advice, good resources, or wouldn't mind mentoring me to learn about effective Wholesaling it will be highly accepted and appreciated!

Hello everyone! I am newer than a newbie to the RE profession and have limited, but growing knowledge in the RE field. I want to thank you all for these posts because I am like others with getting into the RE profession by way of Wholesaling. However, I don't want to mess anyone over on a deal and build a bad rep for myself or other well-qualified Wholesalers. I hope to one day become a Cash Buyer and I need this start in Wholesaling to build my finances, my Capital, my reputation, my future business and more importantly my financial independency (don't think that is a word). I have purchased books and I am seeking mentor-ship, but what other information is needed to become a successful Wholesaler and future Cash Buyer?

@Bill Gulley wow...I don't believe it can get any more real and upfront than that! I respect and appreciate that! Finishing school is not an option; it will happen especially since I am a senior this year and next semester is my last semester! I really respect your response and I want to be able to do things the absolute correct way to protect my family, myself, and the reputation of honest Wholesalers. However, at this point in my life and until my assets exceed my expenses Wholesaling is the only known inexpensive option I have to get my feet wet and help me to get into the profession. I don't have money to do flips and rehab's nor do I have access to that money! However, you mentioned that to keep my family and I protected I needed to understand the basics of real estate, types of deeds, basic contract law and how title interests are transferred; what literature do I need to obtain for me to understand these important concepts?
