Looking for a great contractor in Houston TX, that doesn't deal in ambiguity, overpricing and poor business habits. Any help would be greatly appreciated. Seems like all the contractors I come across are subpar. I am losing money right now because of a bad contractor. I am one deal in and the worse part of it has been the contractor. If anyone has a good contractor in Houston that they want to send them more work let me know.

I have my own leads but the house was for sale and fell through 3 times because of the inspection. So to maintain a healthy relationship with the realtor I opted to use her for the rental that way she was compensated for doing the work upfront.

I know as a landlords we pay a realtor for listing the property but who pays the realtor for the potential renter?

Good question, I just don't hear about it here. It might not be conducive to this market since there isn't a shortage of rentals on the property isn't in a college town or near the downtown area.

I am in the Houston market so I can't speak for yours. Like you, I spent quite a bit of time educating myself before the plunge. I am 1 deal in and there was a lot of good and the opposite I have learned from both. Your eyes won't be open or start to open until you do the first one. Structure yourself, create some systems, it won't be perfect and prepare to fail and learn.

I have a new rental home in the Humble area 5-10 minutes from the airport. All markets are different and Houston to my knowledge isn't heavy on rent by the room. Does anyone have experience with rentals next to an airport and took advantage of the location? Maybe there is a website for pilots and flight attendants looking for rental properties I don't know. I can rent it to your typical renter but I was wondering if there was another way I can take more advantage of the property. Property is in a C+ to B neighborhood 1900 sqr 5 bed 2 bath.

I think at this point I am going to rent the property and hold on to it for a couple of years. I will have to find another way to fund my next project.

The house is listed for 170k it will rent for 1550 per month. The main issue I have is all my capital will be left in the property. The purchase price was 105k foreclosure, used hard money to fund the deal for 126K. Between holding cost and additional money into the property I am in it for around 155k. The holding cost is 1400 per month.
