The old owner did cover the cost of broken items. But I believe unless it’s normal wear and tear, they should cover it.

Guys as I have said my wife is licsensed to sell insurance. It’s a cyclical business....as each company incurrs a good or bad year they raise and lower rates. Always get a requote YEARLY from a BROKER. My wife can shop most all of these companies and get you the best rate...and SHE does the work not you!

Just closed on my first one in 2019! It’s a great deal more to come!

My wife is a CSR for HomeStar Insurance in Illinois, she is licensed to sell home and auto. They are a broker for many companies. She recently found coverage for the 4 unit we closed on with Westfield. A 260k property for 2113.00 a year.

I think 200.00 would be cooler!

Got a 4 unit with coin operated laundry. Generating about a 100.00 a month. Our units do have garages. The price of the garage is part of rent. 

@Charles Kao....first time ever using a realtor, always had a real estate attorney represent me at closings. Never had a issue...400-500 is the going rate here. As many have pointed out realtor not really all that necessary.(My opinion too)..3 per cent ? RIDICULOUS! 

The whole process with a realtor was far over rated in my opinion. I can call listings myself and meet the realtor representing the property. Unless I was going to go into a area I was unfamiliar with.

I hired both a realtor (2600.00) and a real estate lawyer (400.00). Realtor sat and watched as lawyer ran the whole closing. Easy pick, I’ll do the 400.00 thing every time! 

I’m just not really comfortable with the volatility at my age (60)...so my plan is to make a 12-15 per cent return on real estate, then invest in annuities(3.7) and perhaps be able to average the norm for the market 8 per cent without ever entering the stock market!!
