Hi All!  

Hope everyone is having a great Father's Day and enjoying the awesome weather out there. Hi @Neil S. Great to see more like minded folks in the Danbury Area.  I've introduced myself in other forums to let you know, I'm also a longtime listener but recent caller.  My wife and I are multifamily, CT investors and are finding success reaching our goals.  Happy to be a resource in anyway I can.

Hi @Robert Harlacher

Right now we focus on Fairfield and Litchfield counties, although doing our due diligence and looking to branch east soon.  I completely understand buying local first.  What are you reading now?

@Marc Knapp,  Thank you for asking.  That's interesting that you bring up Hamden, my wife and I were discussing and investigating the area recently.  What we/I saw (of course by no means definitive and open to discussion) is a stable rental base with most rents coming in at (or very close to) asking and units staying on the market for an average of a little over a month in the last year.  Current rental market is approximately $1.35/sqft for residential.  The two big factors for Hamden (which isn't unlike much of CT) is the age of the buildings, specifically most of the multifamily buildings in Hamden being close to 100 years old or older, and the taxes (whew, those taxes).  I agree with @Jeffrey Marcelus there are good and bad areas and you can get good rents in the area but the numbers have to keep those taxes in mind.    Also @Rick Santasiere brings up the excellent point of working with agents who are investors/landlords/property mangers to find the best tenants.
