Hi @Louis Hiza,  Congrats on putting together your first deal!  Sounds like your market is similar to the Northeast, where finding leads and deals takes a tremendous amount of research and work due to all kinds of factors.  One area I've found very fruit-ful is the recently retired demographic who need/are ready to move and don't have the ability to upgrade their homes for maximum sale price.  They aren't a short-sale or foreclosure but also can't upgrade.  They also may need some "help" getting out of their home so I've begun partnering with small business owners who have de-cluttering programs.  There are many ways to reach these homeowners and most of the time the are very grateful to you for providing them a way to move to the next chapter.  Hope this helps, Mark

Hi @Adam Bonsall, welcome to BB.  I agree with @Dave Visaya keep reading and using the site.  The book on Rental Property Investing is also a great way to start as an audio or physical book.

@Joe Almeida & @Jonathan Makovsky I completely agree. It is especially important to check and re-check your numbers before buying.  I agree, I wouldn't call Fairfield County a hot market.  There are pockets and niche areas especially the way rental prices have soared recently.  Thus sending investors clambering for any kind of MFs they can find.  @Nelson Del Castillo have you considered a brrrr strategy?  With a large aging population in CT, many who live in older homes, there could be opportunity to work with owners so they can move on to their next stage in life and you can take advantage of strong rents.

Hi @Robert Harlacher

Those are good reads.  I've gone through them a couple times and always pick up on something new.  I saw your question about which comes first the property or the financing.  By no means do I have the definitive answer but I have a few thoughts.  Instead of typing them all out would you be up for a cup of coffee and talk through some options?
