I agree with @Michael Noto, adding value is key in some of our older CT properties. Also, remember to check the zoning.  Can you convert the garage and make the 3 family a 4 family?  (or something similar)

Hi @Andres Bernal, I agree in the current market the 2% rule is tough to make work.  I've heard to discussed many times with developers I work with. "CT is very steady, nothing glamorous right now, but very steady".  So as you run and re-run your numbers, you are the one who has to be comfortable with the way they work... whether they follow a rule or not.

Hi @Odalis S.. Welcome to BP! Everyone has their own path but if I were in your position I would focus on education and networking. Read, read, read.... many of the books on BP are excellent as are many others. It doesn't matter how you get in to the material, whether by audio, electronic or physical books, just keep absorbing the information. And if money is tight to start, go to the library. I started by checking out many of the first REI books from the public library. Also, listen to the podcasts here or then many of the guests from BP have their own podcasts too. And then, because we all need to socialize a little bit, try to attend any one REI groups in you area. That's my 2 cents. Best wishes and look forward to hearing about you next steps, Mark
