Hey Guys,

While many of you may know that, if theres a seller's agent and they find a buyer for a property and the deal closes, ultimately the commission will come out of the sales price and the seller receives less money in the end. I wanted to ask if the seller can negotiate if the buyer can pay the agents fee and the seller retains the majority of the Money. Is this possible as long as both parties agree.

I've been saving up for the longest time to be able to buy my first property and was able to save up about 20k, my annual income is about 50k a year. Investing in the state I live in currently is out of the question. It's too expensive and getting financing with DSCR loans are pretty much the only way I can acquire any real estate without my income, although I would have to put down Atleast 20-25% it's too expensive. I don't want to raise the 25% down from family or friends either. Where would you start out with all the information given. I would of course plan a trip visit the area speak with contractors and agents to get a good idea if this area is investable.

Post: Helping a client lease their banking facility

I have a client who recently bought a banking facility in queens, New York That was leased out by Capitalone but they moved out. Their lease ends on March 2022. So we’re trying to find lenders to move in.

I’ve reached out to banks customer service numbers to try to find their leasing departments. But no help at all.

Now brings me to my question.

How do I contact banks to see if they want to lease out the location and start a branch there?

P.S: if you’re an agent who has helped a client find a bank tenant, I am willing to Co-Broker the deal.

Thank you guys in advance!

Hello,

I am in the process of acquiring my real estate salesperson's license in the state of New York. My final exam is in 4 weeks. I had a few questions that I think would really help everyone reading this whether or not you have your license yet don't be afraid to Chime in and leave your feedback.

I am currently interning for an Associate Broker under EXP realty, is there any advice anyone here can give as to what to do next after getting my Realestate license?

get business cards and hand them out, tell all family and friends?

how do I get my business started basically and is there any thing I could do to scale it upwards within the first few months of working.

I just wanted to ask experienced wholesalers, how they find distressed properties,

I understand by driving around your neighborhood. I just wanted to see if there are easier ways like looking them up.
