First Investment, what to do?

So let me introduce myself, I am 22 years old soon to be real estate investor, I am a fitness enthusiast and Love bodybuilding, I was hoping to get started in real estate. My goal is to Achieve financial Freedom, I wanted to get a duplex to triplex with an FHA loan while living in one of the units, I am completely new to this and any suggestion would greatly be appreciated. I just don't want to mess anything up since this is my first investment property, any advice?
