New investor, would like to research where to start

I've been saving up for the longest time to be able to buy my first property and was able to save up about 20k, my annual income is about 50k a year. Investing in the state I live in currently is out of the question. It's too expensive and getting financing with DSCR loans are pretty much the only way I can acquire any real estate without my income, although I would have to put down Atleast 20-25% it's too expensive. I don't want to raise the 25% down from family or friends either. Where would you start out with all the information given. I would of course plan a trip visit the area speak with contractors and agents to get a good idea if this area is investable.
