I have the same desire to keep going with the upgrades.  I have to constantly remind myself to hold back on these.  I have learned to work on the safety items first including electrical, necessary structural, Roof leaks, water system leaks etc. Next quality of life issues sticking doors, cabinets locking doors, paint, finishes.  Ultimately the rent that the house will provide will limit your budget.  

Sounds about right @Javan Avery.  I placed a bid on a property six or seven months passed before hearing back on the property.  Good luck

I think local is fine.  Its about the numbers working out though. We have several in Selma/Dallas County area and a couple in south Alabama.  We are looking at the possibility of multifamily next.

They are extremely hard to find in Orange Beach and Gulf Shores.  Plenty of properties for sale  but they don't cash flow.  The ones that do meet investing criteria are only listed for hours maybe minutes before they are gone.  We have a short term rental in that area that does well but have owned it many years.  I'm also afraid that particular market is on the verge of being irrationally valued.  Obviously this is only my humble opinion. 😃

Welcome to BP, I'm from Selma Alabama.  My wife and I have had success with Brrrr strategies.  We too are looking to continue to grow our portfolio.  We are looking in other markets within Alabama.  We are wanting to build teams in these areas before committing time and resources.  We recently attended BP Con in Nashville,  well worth the time and money,  to network and learn.

shawn, I am mostly into rentals that meet Brrrrr criteria. I have done the occasional flip. I'm really interested in small MFR / apartments.

@William Mallinson Welcome to BP.  I'm your neighbor in Dallas County, Selma area.  Do you already have a property you want to wholesale?


Tai, that is an interesting program.  I had heard of it some time ago and dismissed it as maybe too much of a war zone situation.  But now I'm seeing so much revitalization all over that area that I might like to take another look as well.  My daughter is a RE agent in Mobile I think I'll get her to check into the program.  If anyone else has any insight on this program we would love to hear about it.
