My husband and I are in the process of building a SFH on our acreage that we plan to use as a wellness BnB. Think creek, pasture, woods, infrared sauna, pool, hot tub, optional meals from the farm, education/coaching on health and wellness.

I would like a financial advisor to sit down with me and help me list out all the costs and the recurring costs for this new build so I can make informed financial decisions and plans.

We have a unit in our quadplex for rent. We have gotten a deluge of interest, several applications (which costs $30 to complete background check). We had a person sign a lease but never paid the deposit and never contacted us again. As we try to fill it, we call the applicant and give them an opportunity to lease it. We have done this 3 times and they also have initially responded and then we hear nothing. What are we doing wrong? 3 units were available and 2 got rented quickly. April 1 was the move-in date. It is now April 10. How to screen out the ghosters?

We saw a couple of interesting properties I. Elmira and called an agent about them.

We did the 90 day BiggerPockets challenge and we close this Wednesday on a quadplex! We live 50 minutes away and plan to manage the property ourselves.

What software/app should we use to collect and manage rent?

Any other advice on software/apps to manage the details?

Currently we have a 15 year 2.25% August 2020 on Our primary home. We are currently in the process of $113,000 cash out refi 2.99% 30 year.

We would use some of the money for the down payment listed below.

Our offer got accepted on a quadplex (1 bed/1 bath) by a university:

$210,000

Down payment: $53,000 (25%)

CoC 7.36% 340$/month

550, 425, 395, 375 (1745 total) current rent

550-595 market rent.

If all were 500$: CoC 11.44% 528$/month

Should we do this deal with money from the refinance of our primary?

@Andrew Carlson it is a quadplex. And I didn’t smell smoke in any other units. The damage is already done with the smoke smell in the smoking unit. Should I let them know that they will need to pay for the damage if/when they leave? If so, should I start having them pay extra per month for the event of they do leave in the future?

should I ask the asking price to be lowered as this is the condition of the property before we close on the purchase?

The lease says smoking is prohibited. I don’t know if they are literally smoking in there, but it reeks of cigarette smoke in their unit and I saw the tenant smoking in her car before entering the unit.
