@Scott M. I just checked the lease and smoking is prohibited. So they may not literally smoke inside, but is reeks of smoke. How to handle that?

We are inheriting a tent at who smokes in their unit. And it reeks of smoke. She is a great tent at and has lived there for 10 years. How do you handle the smoke damage and to the unit when/if she moves out? Do we charge her for the damages?

I drove 90 miles to see a property we are interested in for investment purposes. We already own 2 investment homes and are under contract for a quadplex. What documentation is needed to use this trip as a tax write off?

There is a deal we found of 5 duplexes for 825,000. The units are 2 bed 1 bath. They are currently rented out at 570 per unit which is under market for rent. (Market rent is about 650)

We have 40K cash. We would love to get this deal.

Help us get creative with financing to get this deal. And go!

We have 2 SFH investment properties and we are looking to add two more by the end of 2021

The deals are in the properties that need rehabbing.

We have never done rehabbing. Both my husband and I work full time. We are not handy nor have the time to do rehabbing.

We hear it is hard to find a good contractor to work on the property as they are all very busy and in short supply.

How would you recommend us going about finding a contractor we can trust?

Duplex Deal

3 Duplexes (2 Duplexes on 1 lot, and 1 Duplex on another lot)

Each unit has 2 beds/1 bath and are renting for 725/month. All of them have tenants.

They were just upgraded with new HVAC, roof, floors, paint, appliances

They are selling for 135,000 each Duplex

We have a HELOC pending approval in July of 107,000 from another investment property .

We used the Rental Property Calculator and so far it is looking like a great deal.

I don’t know what they appraise for.

Will someone look over the numbers with me? (I have the calculator reports saved in our BP Pro)

We think the numbers look great, but this is our first time using the calculator and being systematic in crunching investment numbers.
