What commission percent would you pay a wholesaling acquisition specialist with the following tasks?

- Respond to and manage leads and follow up by using a CRM system.

- Research comparables, property value, and condition of the property.

- Prepare letters of intent, purchase and buyer agreements, due diligence documents, etc

- Act as a sturdy bridge between sellers and buyers to ensure each deal is closed smoothly. Physically drive to investigate properties and prospect properties on-site.

They’ve just started at the beginning of this year and done about 8 deals so far. They’re projecting 18-20+ for the year 2021.

I see you’re from Minnesota. I’m wondering if you know anything about how the MN/ND reciprocity would apply to an IC position? I live in MN and the job is based in ND.

Wholesaling is something I’m interested in learning more about and possibly using it as one of my personal investment strategies. Ultimately I want to buy and hold rental properties. Since I don’t have a lot of savings I want to learn about wholesaling so I can put the profits towards rentals. Plus I figured this would be an excellent learning opportunity and I could apply that knowledge to my personal investing.

I’m not sure if they’d be providing me leads but from my communication with the company it sounds like I’ll be creating leads mostly on my own. That is something I have to clarify with them. I’m guessing (from the responses I’ve read so far) if they’re primarily providing me with leads, I wouldn’t be able to negotiate that much higher of a commission. What do you think? Their wholesale fee is currently $7500, so my commissions would be $750/deal.

Also, thank you for the advice you’ve given so far!

I would basically be contacting potential sellers, following up, creating a pipeline for potential deals, doing due diligence, researching comps, closing deals etc.

The 10% is of the wholesale fee the business collects.
