For those that got on the gravy train in 2011/2012 well done, seems like there is still demand, according this this article

https://www.wsj.com/articles/i...'

extract  - Seems like its the lower end where its at

The biggest markets for investor purchases in 2018 were Detroit, followed by Philadelphia and Memphis, Tenn., where home prices are still low enough for investors to profit by renting them out. Investors bought nearly half the starter homes in Philadelphia last year and about 40% of lower-priced homes in Detroit, according to CoreLogic.

We are already seeing the growth in some areas of Detroit, but thought it would be a good idea to start a thread on those closely watching this market...

my picks, predications .........moving forward for upside

Rouge Park
Rosedale Park
5 Points
Martin Park
Grandmont Rosedale'

Anyone want to add to this..... what are you seeing as potential growth areas

I am From Australia, started researching US around 2011

Foreigners don't have restrictions when it comes to buying property in US, as long as you have the cash you can buy.

In Australia our country has restrictions on what foreigners can buy and cut off point on how much

Esta visa, which means you can stay in US on upto 3 months at one time

Amazing story, Marisa! I'm a US citizen living in New Zealand looking to do exactly what you've done! Would to hear your thoughts on:

1) What is the most important team member to find before you buy a property in the US from abroad? How did you get comfortable working with that person and building trust, and how long did that take?

2) How did you manage a rehab from abroad? Assuming most of your properties you never saw in person?

Thanks

Amazing, ending up in NZ, nice part of the world

Yes, team is everything, networking with right people has helped.

Don't need to reinvent the wheel, just piggy back from successful investors

Timing market is also crucial, much easier to nake money when markets are rising which is what is happening currently in Detroit

Also Property management will make or break you from my experience

Any investor tips to save money??

I will start off with one of my tips...

I never pay full fare for Business Class flights overseas... the trick is to book economy, and basically upgrade to BC prior to flight or on line....if BC is not full, you can secure a BC flight for fraction of the cost.

Always seems to work for me. My favourite Airline is Qatar... Voted Number 1 in the world...best airline...… BC is outstanding.

Here's some more tips.
