Not trying to be rude, just a little humor....  At least once per week, there's a "the sky is falling!" post, and after awhile they all kind of go the same way.  Some markets are growing, some are slowing.  The wise investor makes money in all markets, using the correct strategy for the current market wherever he/she is.

My market is dying for more "affordable" housing right now, like many.  I'm getting rents 10-15% higher today than in January with no sign of slowing down.  My little cheapie $30,000 houses are flying off the market as fast as I put them online to advertise "available."  The person who could build 2 bed units here for less than $70K each that rent for $900 would be a rich person in no time.  We're about 6-9 months short on rental inventory under $1000/month, which is a very nice place in my town.

Your market may vary.

On the contrary I am feeling very bullish when it comes to property markets and investing

Where is Atlanta in the property cycle at the moment. 

Would be interested in investor views. Its had an amazing run, boom times since 2011.

Will we see more growth, now that interest rates have dropped back?

Anyone seeing softening ??

I have been investing in Detroit market

I would not finance any of my deals, only cash at the moment. 


It takes time to bed them and have a performing asset. Only when this happens and asset appreciating would I consider financing

I would also like to add another option is if you can secure a property where it is already tenanted with a good payment history and numbers stack up go for it. Of course its without saying dont buy in war zones
