Hey BP,

I recently spoke to the listing agent for a 4 unit building in my area (Washington, DC) that I would want to rehab. She informed me that the building is fully occupied and the tenants are on rent control. They have also made it very difficult for her to show the units. Given their lack of cooperation, I’m assuming they will not willingly relocate and the process of legally relocating the tenants to renovate the units could take up to 120 days.

Has anyone purchased a building that was occupied by rent control tenants? Are there any creative ways to relocate the tenants other than cash for keys or raising rent over time?

Tanya S. I've looked into finding a local REIA but the ones I've found are pretty far out (Tyson's Corner, Falls Church). Are you familiar with any closer REIAs?

Hey BP,

After poking around the site for a few months, I am finally making my first post. I am a newbie in the Washington, DC area looking to begin my REI career. I say career because I plan on becoming a full-time investor in the next 3 years and investing until my retirement years. I am looking to begin my REI career as a wholesaler and eventually rehabbing. Long-term I would like to own multi-family and commercial properties.

I’m very eager to learn all that I can about investing and willing to do whatever it takes to become a successful investor. If there are any experiences investors in the Washington, DC area that could use some FREE help please do not hesitate to reach out.

I look forward to sharing my learning experiences and success stories with the BP community.
