I recently learned that the condo I'm looking to buy in Hampton, VA is non-warrantable due to the number of non-owner occupants and financing the condo may require 30% down. Does anyone know a lender that will lend on a non-warrantable unit with less than 30% down?

Does anyone work with a hard money/private money lender that they would recommend?

@Darren Budahn If I remove the financing contingency, I will lose my EMD if I'm not able to secure financing, correct?

I'm looking to do my first BRRR deal in the Hampton Roads area (city of Hampton). I've been pre-qualified with a traditional lender and have been submitting offers through my agent but getting beat out by cash offers.

Will a POF from a HML help me compete with the cash offers?
