im 29 and be having self doubt for years when buying. Im in NJ where i am looking for a 2 to 3 unit in the hopes to use 15% down and goal to live close to rent free or low cost living.

the rest i want to use on a out of state rental either in NC,FL, TN areas where i aim for 6% cocr after 10% pm, 8% vacancy 10% repairs & capex

800 credit score no debt no bills. what is the best path way for me to get as much real estate as possible with this amount of funds? not into REITS, i wont let fear or self doubt stop me anymore. this is my year no matter what.

any help or advice would be great, what would you do if you were new and in my shoes?

@Rich O'Neill thank you for your comment, what typical price range would you assume it would cost to buy a townhome in a B class area?

i want to invest in a rental and recently saw a good list of a breakdown in class types in the Philly area.

Looking for an agent who is also an investor now to try to help me see if my goals are reallsitc. Trying to get either a town home for an Airbnb investment or a duplex. Have around 100k to use and aiming for 8% cocr.

have you seen good results in the Philly market for cash flow?

in many areas i have research, show prices are much more doable than where i am located (north jersey) while i keep searching for my duplex to house hack here, would it be wise to buy an SF or duplex in a market like Orlando or Jacksonville or even NC where job growth and property taxes are low and numbers work out better for cash flow instead of holding cash?

i read many books and wanted to get the first-hand experience from people who are doing this now or have done, what recommendation do you have? i want to be able to use the funds i have now, the main goal is to cash flow an 8% cocr.

Hello,

i am looking to house hack a 2fam in NJ right now but have set-aside funds for a rental with the goal of cash flow of $200 per unit after 5/5/8/10% being for repairs, CAPEX, vacancy, PM.

i narrow it down to FL basically from my understanding is the whole state is growing and has good growth projections in the next 5 years with good overall numbers all around.

Philly or PA because ill be living in NJ for the next 5 years or less, so having a rental i can drive 2 hours to get to sounds good to me but not sure if i can cash flow there. Plus, the transfer tax can add 8k to any deal which i did not know about.

trying to make the best play here and thinking 5 years down the road. I dont think prices will come  back down anytime soon.

any advice or tips?

@Dillon Cook do you think with 20 to 25% down on a single i could get cash flow? even at 200 per month after all expenses?

i am looking at the following states for cash flow

1. Texas

2. Philly

3. Florida

4. NC

i am looking for a 2 unit or single with a price point of 315k with 20% to 25% down aiming for a cocr of 10% putting 5% repairs 5% CAPEX 8% for vacancy and 10% PM. What market is perfect right now for cash flow even in this high price market?

Hello,

i am currently looking for a 2 unit in north jersey to house hack with the hope to convert the garage unit into a studio depending if the town allows it once i find a place, im est the purchase cost 510k with 15% down, 5k reserves, 10k closing. 100k in total, then 75k to 90k with the hope of purchasing a single fam rental or duplex with the purchase price of 315k in the following state (one of them)

1. Philly ( for Airbnb business i was thinking of doing in the hopes of buying a row house, fix it up, and rent out)

2. Florida

3. Texas

4. NC

I aim for cash flow and am willing to put all available funds into rentals. This is my current plan and would love some feedback/ insight on the best way to use these funds to my best ablitiy. I understand the market is crazy everywhere but with many experts on here. i feel this is the best place to get the best advice possible in my situation.

i have 100k, and my goal is to cash flow, where should this be invested? out of state singles or duplexes? since rates are around 3.7% for investment properties, does this still cash flow after Capex, repairs, and all other expenses? This will be very interesting to do as i keep reading that a 7% to 10% cocr is the goal for an investment property but correct me if i am wrong

been looking for 2 plus years and none of the cash flow at all, I'm leaning towards Philly because that is the only place i see where it can at least cash flow after house hacking $200 per unit

hello,

been on BP for 2 years now and I have been overthinking & over-analyzing the numbers. I am in NJ north and the biggest goal is to house hack to live rent-free or pay 300 bucks a month but know that it will cash flow after i move out.

i have been looking at Philly since its closer and cheaper to me. I want these funds to buy me many rentals to cash flow 7% to 10% cocr. With rates being so low right now, what is the best way to make this goal happen? and to expand? need to finally make a move and not be so afraid.
